APPEAL DECISION – LEEDS ROAD, BRAMHOPE APP/N4720/W/15/3132236 – 4 HOUSES – DISMISSED

The appeal decision has now been received and the Inspector has dismissed the appeal. The reasons given are summarised below:

The appeal site stands at the South Eastern edge of the Bramhope CA and comprises a long narrow grassed area with trees which runs parallel to the South Western side of the A660. Immediately to the South East of the appeal site the green space continues as Jubilee Copse; an area of open space managed by the Parish Council. The site lies within Character Area 5 of the Bramhope Conservation Area Appraisal and Management Plan May 2011 (CAAMP); an area of high quality suburban housing which unites them into a single character area. The area is quite distinct from the historic core of the village which has a more enclosed feel and the landscaped grass verges and large front gardens create a spacious feel to this part of the CA. The CAAMP identifies the A660 to the South East as comprising an important “gateway” into the CA.
