I have received the update below in respect of the above planning application.
With regards to the above application I have now received additional comments from the highways department in relation to the revised scheme. Subject to a few minor alterations they consider the scheme is acceptable.
With regards to the ground floor use it will continue to be an A5 Hot food takeaway as is its current lawful use. However should the application be approved a condition would be added to the decision preventing the change of use to A3 Restaurant without the need for Planning Permission.
I consider the reduction in flat numbers alleviates concerns regarding amenity and the design of the extension has been simplified which now respects the character and appearance of the existing property and locality.”
