RETROSPECTIVE PLANNING APPLICATION FOR SLIDING GATES, PIERS AND ASSOCIATED WORK TO EXISTING ACCESS – 2 CHURCH LANE – REFUSED

The application for retrospective permission for gates and work to existing access at no. 2 Church Lane has been refused. The officer’s report stated the following:

“Refuse for the following reason(s):-

1) The Local Planning Authority considers that the gate and gate posts, by reason of their inappropriate design and scale, are harmful to the character of the street, contrary to Leeds Core Strategy policies P10 and P12, saved Leeds Unitary Development Plan policies GP5, BD6 and N25, and the guidance contained within the Householder Design Guide SPD, the Adel Neighbourhood Design Statement SPG, and the National Planning Policy Framework.

2) The Local Planning Authority considers that, by reason of the insufficient space provided for a vehicle to fully exit Church Lane, the location of the gates is such that harm will result to the free and safe movement of vehicles within Church Lane detrimental to highway safety. As such, the development is contrary to Core Strategy Policy T2, Saved UDP Policy GP5 and the Street Design Guide SPD.”
